A prospect asks ChatGPT: "Which real estate agency do you recommend in Geneva?" The AI names three agencies. None of them is yours. This scenario is already happening thousands of times a day.

That is the question the Swiss AI Visibility Index answers, a series of studies measuring the visibility of Swiss companies in generative search engine responses. This edition analyzes 58 real estate agencies in Geneva and Zurich across 5 AI platforms. Rankings will be updated regularly to track changes over time.

Methodology

We queried 5 AI platforms with 12 real estate prompts (6 in French for Geneva, 6 in German for Zurich) across 7 measurement sessions in March 2026.

The prompts cover 6 verticals: rental, buying, selling, investment, valuation and general comparison. These are the real use cases of a prospect.

The 5 platforms tested:

  • ChatGPT (OpenAI)
  • Gemini (Google)
  • Claude (Anthropic)
  • Google AI Mode (Google Search generative results)
  • Perplexity (AI search engine)

For each response, we extracted the named agencies and measured their frequency of appearance, position in the response and associated sentiment.

Why 5 platforms?

Each AI has its own biases and its own information sources. ChatGPT does not recommend the same agencies as Perplexity or Gemini. Crossing 5 platforms gives a reliable picture of actual visibility, not just that of a single model.

The Overall Ranking

Here are the 20 most visible agencies in AI responses, across all platforms and languages. The visibility rate represents the percentage of responses in which the agency is named.

The Neho surprise

Neho is cited by Perplexity in 72% of responses, Google AI Mode in 58% and Gemini in 56%. But almost never by Claude (0%). Its fixed-commission model seems particularly well indexed by AI systems that rely on recent web sources.

No single agency dominates all verticals. ImmoScout24 leads in rental (57%), Properti in buying (43%), Homegate in selling (43%), Neho in investment (47%) and Engel & Völkers in valuation (50%). Tailoring content by vertical is a major GEO lever.

The two markets show very different dynamics.

Geneva: traditional agencies dominate

The average visibility of the Geneva top 5 is 36%. The market is fragmented between established agencies and international luxury players.

The Bilingual Gap

Out of 58 agencies detected in AI responses, only 5 are visible in both languages (>10% in FR and DE). This is the most striking finding of this study.

The bilingual blind spot

In a fundamentally bilingual Swiss market, the vast majority of agencies are visible in only one language. This is a considerable missed opportunity: each uncovered language represents half of the AI audience lost.

makler-empfehlung.ch (agency comparison site) and stilpunkte.de (lifestyle magazine) are among the most cited sources by AI systems, ahead of most agency websites themselves. Being mentioned in a blog post or independent comparison site has a direct impact on AI visibility.

Three Levers to Improve Your AI Visibility

The data from this study suggests three courses of action for agencies that want to be recommended by AI systems.

1. Structure your content for machines. AI systems extract information more effectively from pages with clear factual data: areas covered, commission model, client reviews, listed services. Neho and Properti excel here thanks to their conversion-oriented websites.

2. Get cited by trusted sources. Being present on Homegate, ImmoScout24 and Comparis is not just important for SEO. It also builds credibility with AI systems. Portals act as "endorsements" in generative responses.

3. Invest in both languages. The vast majority of agencies are visible in only one language. This is the most underexploited lever in the Swiss market.

Conclusion

Neho leads the ranking with 43% visibility and a unique bilingual advantage. Traditional agencies remain strong locally but become invisible as soon as the language changes. GEO is a new playing field: those who act now will gain a lasting advantage.
